Importantly, the\u00a0<strong data-start=\"711\" data-end=\"802\">listing price already includes the commission that the seller pays to the buyer&#8217;s agent<\/strong>, so buyers do not need to pay additional commission fees. In the\u00a0<strong data-start=\"867\" data-end=\"882\">Broker Full<\/strong>\u00a0version of the MLS listing-only licensed realtors have access to it-there is a section called\u00a0<strong data-start=\"963\" data-end=\"999\">Cooperating Brokerage Commission<\/strong>, where the commission paid by the seller to the buyer&#8217;s realtor is clearly stated. Currently, in most cases across the Greater Toronto Area, this commission is\u00a0<strong data-start=\"1160\" data-end=\"1192\">2.5% of the final sale price<\/strong>.<\/p>\n\t\t\t\t<img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/hanhomesoldrealty.com\/wp-content\/uploads\/2024\/04\/Commission-Co-Op-Brokerage.png\" alt=\"Commission Co-Op Brokerage\" itemprop=\"image\" height=\"164\" width=\"857\" title=\"Commission Co-Op Brokerage\" onerror=\"this.style.display='none'\"  \/>\n\t<p>However, things may soon change. On\u00a0<strong data-start=\"1233\" data-end=\"1251\">March 15, 2024<\/strong>, the National Association of Realtors (NAR) in the U.S. agreed to\u00a0pay $418 million USD settlement in a class-action lawsuit brought by home sellers. As a result,\u00a0<strong>sellers in the U.S. are no longer required to pay buyer agent commissions<\/strong>. In most cases, the listing price still includes the buyer agent&#8217;s commission. Even if a seller chooses not to pay the buyer&#8217;s agent commission,\u00a0<strong data-start=\"1989\" data-end=\"2016\">buyers should not panic<\/strong>, as this doesn&#8217;t necessarily increase their cost to buy a house in Toronto.\nHere&#8217;s why: if sellers reduce their costs, they typically lower the listing price accordingly, since refusing to pay buyer agent commission\u00a0<em data-start=\"2511\" data-end=\"2516\">and<\/em>\u00a0keeping the price high would only make the home less competitive compared to other properties for sale in the neighbourhood.
