Transaction volumes dipped back below last year’s levels, accompanied by a noticeable price correction that effectively wiped out the hard-won gains from the spring season. Total sales for July fell just short of 6,000 units, down roughly 1% YoY. The average home price pulled back to $1.004M, down 4.5% compared to July 2025. Relative to June’s average of ~$1.060M, prices dropped by $55,000 in a single month—erasing all cumulative growth from March, April, May, and June, and resetting the market back to its February baseline just above the $1 million mark.

📊 The Spring Rally Stalls: The Toronto Housing Market Returns to a “Bottoming-Out” Phase
Starting in March, GTA sales volumes outpaced the previous year for four straight months, with year-over-year growth accelerating to 9.4% in June. However, that upward trajectory was broken in July.
- Seasonal Normalization, Not a Structural Reversal: The numbers clearly indicate that the spring buyer momentum did not carry into late summer. Consequently, the previous months’ gains should not be misinterpreted as a long-term trend reversal. Instead, the market has re-entered a consolidation phase, continuing to test its bottom.
⚖️ Sellers Show Resilience: Dual Contraction Pushes Inventory Back to 4.4 Months
While buyers stepped back into a wait-and-see stance, supply-side data demonstrates that sellers maintained significant composure, preventing any wave of panic selling:
- New and Active Listings Decline: New listings in July totaled 14,484 units, a sharp 18% drop year-over-year. Active inventory stood at 26,098 units, down 12% compared to last July.
- Buyer’s Market Conditions Persist: Both demand and supply contracted simultaneously. However, because sales volume dropped at a faster rate than new inventory, months of inventory rose from 4.0 months in June back to 4.4 months, keeping the overall environment tilted in favor of buyers.

🏢 Toronto City Breakdown: Why Are Condos Holding Up Better Than Detached Homes?
Looking specifically at the City of Toronto, a notable divergence emerged across property types in July: low-rise freehold homes experienced a sharp price adjustment, whereas condo prices remained virtually flat compared to June, displaying stronger downside resistance.
- Detached Homes Reset: In Toronto City, detached homes started the year at an average of $1.54M and peaked at $1.66M during the spring rally. By July, however, prices pulled back to $1.53M, resetting back to early-year levels.
- Condos Resist Downside: Conversely, the city’s condo sector started the year at ~$635,000 and held at $670,000 in July—still up $36,000 (+5.6%) compared to the start of the year.
- Underlying Market Dynamics: This divergence stems from two core factors. First, during the 2022 market surge, condo appreciation was far less speculative than detached homes, leaving less price bubble to digest. Second, high interest rates combined with declining rental yields forced over-leveraged investors to exit the condo sector earlier, allowing its price risk to recalibrate prior to this year.
