
High Inventory, Low Sales: A Clear Buyer’s Market
April is typically the height of the spring market, known for rising prices and sales. But this year, the GTA real estate market continued to underperform, with sluggish demand and growing inventory creating a strong advantage for buyers.

GTA Real Estate Key Market Highlights
Home Sales: 5,601 Units (Down 23.3% YoY)
Sales increased modestly from March but remain over 23% lower than a year ago – the weakest April in nearly 20 years. Buyer hesitation continues to weigh down activity.
New Listings: 18,836 Units (Up 8.1% YoY)
Sellers are listing properties at an accelerated pace despite muted demand, possible driven by concerns over future price declines.
Active Listings: 27,386 Units (Up 54% YoY)
Inventory is growing much faster than buyer demand, pushing the market further into imbalance and increasing competition among sellers.
Average Selling Price: $1,107,463 (Down 4.1% YoY)
While prices declined 4.1% year-over-year, they rose slighlty (~$10,000) from March and have hovered around $1.1 million for nearly a year – signaling underlying price support despite headwinds.
Average Days on Market: 33 Days (Up 22.2% YoY)
Homes took an average of 33 days to sell, which is one week longer than same month last year. Although the pace has slightly improved from March, the overall difficulty in selling remains high. Buyers now have more options to choose from, and there is greater room for negotiation.
Months of Inventory: 4.9 Months
The months of inventory increased to 4.9 months, up from 4.7 months in March. Strong buyer’s market offering more options to potential buyers. Only certain ‘entry-level’ homes in desirable neighborhoods remain relatively balanced in terms of supply and demand.

Price stability may persist in the short term, but if inventory growth continues to outpace demand, downward pressure on prices could intensify.
